I offer the following consulting services and packages to individuals and companies looking to invest in Costa Rican real estate projects...
. Real Estate Investigation Tours for individuals looking to invest, retire or relocate in Costa Rican residential real estate.
. Full Consulting Package for Developers (See Below).
. Hourly Rate Consulting - $150 per hour.
Consulting Package - The consulting package is geared toward serious developers who are looking to invest in large residential, commercial or tourism projects.
Investigatory Phase - This phase involves the initial meeting to engage the client. I will personally meet the prospect at his location as long as my expenses for the trip are paid by the prospect. Should the prospect retain me, he will be invited to Costa Rica to do an investigatory tour.
Development of Search Analysis Portfolio (or SAP) - based on the results of the investigatory tour parameters of the investment will be established. Based on those parameters a Search Analysis Portfolio will be prepared over the ensuing 30 to 45 days. A sample of the table of contents for such a portfolio can be seen below. Once the SAP is completed I will fly at my own expense to your location to present its findings.

. Description of surrounding tracks
. Description of ingress and egress
. Detailed analysis of highest and best uses
. Value and pricing analysis
. Maps and Photos (including aerial)
. Results of search of National Registry for encumbrances

. Analysis of cost of installing basic infrastructure (roads, water, electricity, sewer)
. Full description of property and its attributes
. Complete locational analysis
. Risk analysis
. Description of all existing improvements
. Other items specifically requested by the client during the investigatory phase
Decision Phase - The client will return to Costa Rica to view the properties presented in the SAP. Based on that review, an offer will be made on the property or properties chosen to best fit the client's objectives.
Offer and Due Diligence Phase - An offer will be made and negotiated for the chosen property. Once accepted, I will assist chosen legal counsel and other advisors in conducting due diligence on the property. Should the property pass the due diligence phase satisfactorily, we will then move on to the Closing Phase.
Closing Phase - Again I will assist client's legal counsel and other advisors in bringing about a successful closing of the transaction. Commissions paid to me at closing will come from the seller and not from the client.
Cost of the Package: $25,000 retainer paid 1/2 (one-half) upon engagement and the balance upon presentation of the SAP.
The Consulting Package includes...
. Accommodations and transportation for the initial investigatory trip, including my time with the client as a private guide throughout the duration of the tour (international airfare is not included).
. The development and presentation of the SAP. Presentation will be made at the client's location with travel at my own expense.
. Accommodations and transportation for the follow up trip to Costa Rica to view and choose properties, including my time with the client as a private guide throughout the duration of the tour (international airfare is not included).
. My assistance with preparing and negotiating the offer of purchase, due diligence and closing of the transaction.
PLEASE NOTE: That while I am working as a buyer-agent in this process, each property presented will be under a limited-agency listing contract with the seller and the seller will owe a commission to me should closing take place with respect to any of these properties. This listing agreement will be acquired as part of the consulting package and not beforehand.
